Purchase incidental costs: what comes on top of the price
As of: September 2026 · Erhan Özcan
On top of the purchase price come property transfer tax, notary and land register fees, and possibly an agent's commission – together often around 10–15% of the purchase price.
Property transfer tax
Property transfer tax is the largest item. Its rate varies depending on the federal state.
Notary and land register
Fees apply for notarisation and entry in the land register. They are set by law.
Agent's commission
If an agent is involved, a commission may be added. For residential property, it is often split between buyer and seller.
Our tip
Pay the incidental costs from equity if possible. This usually improves your financing terms.
